Condition of the body corporate - whether it is being properly run as a body corporate including poor trustee management, poor body corporate management, lack of maintenance etc.
Condition of the finances of the body corporate including correct reserve funds.
Condition of the body corporate i.e. the amount and number of outstanding levies and what action is being taken to recover outstanding levies.
Other factors affecting the value of sectional title properties
Level of current levy based on high maintenance buildings i.e. painted vs face brick, Harvey tile vs zinc, cost of lists, and the like.
Quality of the inside of the unit e.g. has the unit been upgraded, quality of tenants and their furnishings
Availability of parking
Availability of facilities in the building.
