Juan is a Professional Valuer registered at the South African Council for Property Valuers in South Africa and Southern Region Manager – Commercial Valuations at Spectrum. I have been practising as a valuer for more than 25 years having started out as Candidate Valuer at Fenwick Valuations then based in Pretoria.

His main focus of valuation is on commercial properties and agricultural properties. My current clients include Growthpoint, SBV, Fidelity, ABSA Bank, Grindrod Bank, Access Bank, IDC, Noble Property Fund, Castle View Property Fund, Albaraka Bank and various private clients.

He is also a senior regional manager for Spectrum Valuations and Asset Solutions and is based in Cape Town in the Western Cape Province. See detailed breakdown below.

He has performed typical valuations in the last 24 months including factories, warehouses, offices, shopping centers, petrol stations and farms in and around South Africa.

His daily management duties include daily assistance to valuation staff in the business related to
valuation matters, valuation auditing processes, report designing and assistance with report writing, client interactions, staff interactions, sourcing of new clients, assisting clients with valuation matters. Overall client relationship management, staff training where needed and assistance with new staff training.

Acting National Valuations Manager at Transnet Property

Abednego Nchimunya Munsanje is currently employed at Transnet, a freight and
logistics company that operates and manages all the Ports & Habours and
Commercial Railway operations in South Africa. He currently holds a position as
Acting “National Valuation Manager” at Transnet where he has been in employment
since April 2012 marking 12 years of service at senior management level within the
organisation.

He currently hold a Master’s Degree in Real Estate studies from the University of Cape Town, a Bachelor of Science Degree in Real Estate studies obtained from the Copperbelt University Zambia, Certificate in Property Law & Valuations from Cape Peninisula University of Technology, certificate in Property Developments from the Graduate School of Business University of Cape Town, Certificate in Property Finance from South African Institute of Bankers.

Abedinego is currently registered as a Professional Valuer with the South African Council for Property Valuers Profession (SACPVP) and also registered as a member of the South African Institute for Valuers (SAIV) were he has also served as an Executive Committee member from 2012 to 2014. He has over 20 years solid work experience in the various fields of Real Estate Valuations in both private and public sector.

He has extensive experience in valuations of commercial properties for the listed property sector where he has conducted valuations for direct & listed property funds in Namibia and South Africa. His experience in the public sector extends to valuations of Ports & Habours, Railway and other specialized properties held by Transnet, Municipal valuations of commercial and residential valuations, valuations for expropriations and servitudes, Wayleave valuations to mention a few.

His recent activities include project managing all Investment Property Valuations for the Ports &
Habours owned by Transnet in South Africa including other Investment Properties held by other operating divisions of Transnet for financial statement purposes. He is recently actively involved in a project development feasibility for the development of a new Port & Habour at Boegoebaai in Namaqualand close to Namibian border a site earmarked for the development of a new Liquid and mixed use bulk terminal port a project estimated to take 5 – 6 years to develop.

Abedinego's involvement in the valuations of Transnet’s Property Assets for all operating divisions of Transnet in South Africa has given him an insight as to how air space rights and wayleave valuations contributes to the core business of Transnet which is a freight & rail logistics company.
