  • Commercial Retail Sector led by Trevor Richardson
  • Commercial Office Sector led by Patrick O'Connell
  • Industrial Property Sector led by Malusi Mthuli


eThekwini Metro GV 2022:

Proposed market rentals that will guide the General Valuation Roll (01/07/2022) will also be interrogated at the workshop.

This provides a great opportunity for attendees to provide input that will assist the Metro to formalise these market rentals.

    MD at Beare Holdings

    Trevor Richardson has an excess of 30-years experience in Property Management, Property Development and Property Valuations as well as 30-years experience as a Quantity Surveyor. Trevor has contributed materially to the maintenance of valuation and quantity surveying standards across SA with a lectureship at the University of KwaZulu Natal and examiner at the Durban Institute of Technology;
    Previously, he was an Advisor to the Honourable MEC regarding the implementation of the Municipal Property Rates Act and expert Witness in High Court regarding valuation and quantity surveying matters. Trevor has been a member of the KwaZulu- Natal Branch of the SAIV for the past 18 years.

    Patrick O’Connell is the CEO of Spectrum Valuations & Asset Solutions, a fixed property and movable assets valuation and consultancy firm operating in South Africa.

    Patrick is registered as a Professional Valuer with the South African Council for the Property Valuers Profession; he is a Members of RICS has been appointed to the South African RICS MAP.

    Patrick is a Member of the South African Institute of Valuers (SAIV) where he held the position of President for the period 2016-2018 and presently still fulfils the role of Treasurer on the SAIV National Executive and is a Member of the KZN Branch Executive.

    Provincial Head (KZN) at FNB Commercial Property Finance

    Malusi began his 18-year career in property valuations at the eThekwini Municipality in Durban and went on to work in the private sector. This is where he broadened his experience whilst working for JHI, Nedbank Corporate Property Finance and Investec Specialist Bank leading up to FirstRand Group. His previous notable roles include Head of Property Risk: Johannesburg, Head of Property Risk: Eastern & Southern Cape both at Investec; Head of Valuations: Rand Merchant Bank and currently Head of Valuations: FNB Commercial property Finance, both subsidiaries of the FirstRand Group. Prior to being elected President in 2021, he served as the Deputy President of the South African Institute of Valuers and Deputy Chair as well as chairperson of the Northern Branch.
    Malusi completed the National Diploma in Real Estate, B.Com. Honours in Property Valuation and Management, and a Post-Graduate Diploma in Business Administration. He is due to graduate in 2021 with a Masters in Business Administration, for which his research treatise is titled “The Future of the Property Valuation Profession in South Africa towards 2040”.
    Malusi’s passion for PropTech has led him to be a significant voice in the development of an online valuation workflow system which provided qualitative and quantitative input into the Basel models, and delivering a Commercial Property Index
